What to Expect When Selling Your San Diego Home in the Second Quarter

Conventional wisdom says to sell your home in the spring and summer selling season, but that might not be true given your unique situation. My goal today is to update you on the current state of the market here in San Diego, so you can decide whether the time is right for you!

Right now, there are 5,600 homes for sale. At the current rate that these homes are selling, if no other homes were to be listed on the market, we would sell every available home in only three months. The six-month inventory mark is usually indicative of a balanced market, so it’s clear that we’re currently in a seller’s market.

Although we can generally say that sellers have the advantage in San Diego, it’s important to understand that each price point and each particular area have different conditions. So we would need to do a hyper-local analysis on your home and your area in order to give you an idea of what kind of market you are in.

Back in 2008, we had over 22,000 homes for sale and over 18 months of inventory, so we’ve obviously seen a dramatic shift in our market. It’s pretty safe to assume that market conditions are perfect if you’re looking to sell fast and get top dollar for your home.
