Over the last 1.5 to 2 years we’ve seen a real shift in how buyers and sellers are thinking about real estate from the previous six to seven years of home price appreciation. Buyers have become really frustrated with multiple offers, not getting their offers accepted, and over confident sellers.
This quarter with more inventory on the market than we’ve had in previous 6 years, we are now seeing the scales of power tipping in the opposite direction in favor of buyers. If you are not aware of this as a home seller or home buyer, you could be leaving money on the table, or missing out on an opportunity. Working with an agent that understands this market shift is critical. This means for sellers, we are helping them understand their home may not sell in 1 or 2 weeks, it may take 1 or 2 months. Sellers may have to drop their price, or start at a more aggressive price to better compete with the other properties on the market. On the buyer side, if you haven’t had the opportunity to buy in last 6 years, now is the best time that I’ve seen in last 6.5 years for buyers to have opportunities to purchase.
Buyers are able to negotiate more, there is less competition with less offers, and we are able to put deals together in this 4th quarter and the beginning of the year that otherwise may not have been able to come together.
