What Is Happening in the San Diego Market?

Recently, many of my team’s clients have been very interested in the details of our current market. Today, I’ll be going over some recent statistics.

Recently, many of my team’s clients have been very interested in the details of our current market. These clients are curious as to whether we’re in a buyer’s or seller’s market, as well as what has been happening in general.

Right now, the median sales price is $610,000 for detached homes. The average sales price for detached homes, though, is $775,545. As you can see, we are still seeing very high market values here in San Diego.

Inventory has been consistently low. Right now, inventory is down 27% year over year.

The market responds differently at different price points.

The trend of low inventory and high demand continues to persist in our market. However, the market responds differently at different price points.

In the high-end, luxury market, we’re seeing quite a bit of inventory. In fact, certain price points in this higher range are actually experiencing a buyer’s market.

Lower price points are seeing the inverse trend.
